Habitat for Humanity Teams Up with Local Developer to Bring Mixed-Income Housing to Elkhorn

ELKHORN, Neb. (WOWT) — According to officials from Habitat for Humanity, finding affordable homes in Elkhorn is quite challenging. To address this issue, they have initiated their own project.
"Offering a chance for homeownership, particularly affordable initial-level homeownership, in a region with scarce such opportunities," stated Amanda Brewer, the CEO of Habitat for Humanity Omaha.
Habitat for Humanity teamed up In collaboration with Metonic Real Estate Solutions, they developed Capriana. This community consists of 149 for-sale townhouse-style residences alongside 11 affordably priced Habitat homes designed for lower-income residents.
Leaders inform First Alert 6 that this $43 million initiative is unprecedented in Nebraska.
Typically, you might find a high-earning property owner alongside someone from the workforce who rents their home," explained Kassie Inness, President of Metonic Real Estate Solutions. "This scenario reverses that dynamic.
According to Zillow The typical price for a house in Omaha stands at approximately $283,000.
However, owning a home similar to one in Capriana requires a significantly different level of income.
“Families with an annual income of $80,000 or below and consisting of four members are eligible for a Habitat home,” stated Brewer.
Accessibility is a major factor for the Capriana neighborhood, influencing more than just home prices; it enhances aspects of daily living that are invaluable.
"It fosters an inclusive community characterized by equality, where individuals and families prosper collectively," stated Innes.
Recently, Capriana was honored with the title of Development of the Year at the Commercial Real estate Summit. Both Brewer and Inness aim for their project to demonstrate to other developers that mixed-income communities have potential and can be successful.
